The Process

Please select the desired unit you would like to view and then select from the available dates which showing date/time works for you to view a given property. We typically have two showing times per week. If both of these times don’t work for you please send us an email at brassmoonrealty@gmail.com so that we can assist you further.

Either myself or one of the agents I work with will be meeting you at the property at the showing time. 

Once you have viewed the unit and you would like to apply you can find the link to the application on our website. Please make sure that all individuals over 18 who would be living in the unit have completed the application and the last three most recent pay stubs for all working applicants have been attached to the application as well as a copy of the ID.

Credit is taken into consideration however if the credit is low but the rest of the application looks great it should not be an automatic deal breaker of course decisions are up to the landlord ultimately. Please allow the landlord 2-3 days to review your application.

Once you have been approved for the unit, you will secure the unit by giving a one month security deposit. You will be asked to put utilities in your name for the day you move in and to send us the account numbers for the utilities.

On the day of move in you will meet with either the agent who did the showing for you or the management company that manages the unit. You will then give the rest of the move in money such as first month’s rent and an additional security deposit if applicable. The Lease will be signed and you will be provided with Keys.

    The application is 30 dollars for first applicant. If there will be a co-applicant the co-applicant will be charged 25 dollars.

    If applying for a multifamily unit you should be making three times the rent. If applying for a single family home you should be making close to four times the rent.

    Security deposit is typically one month rent. Some landlords ask for two months security. Please refer to the listing for more information on security deposit. Single family homes ask for two months security deposit.

    Unfortunately landlords are very reluctant to rent to tenants that have an eviction on file.

    If credit is poor but the rest of the application is great then it shouldn’t be a problem as the application is looked at as a whole picture.

    Most landlords do not allow pets. If the landlord does allow pets this will be indicated on the listing.

    Please allow the landlord 2-3 days to review the application.

    The unit is typically available right away. Landlords are looking to fill their vacancy immediately as the longer the unit is vacant the more revenue is lost.

    Tenants are typically responsible for paying utilities. If gas or electric is included this will be indicated on the listing as it makes the property more attractive and marketable.
